Sarah Tinning

Director/Head of Conveyancing

Sarah manages the firm and is our Auction Team Leader. She qualified from Northumbria University in 2014 with a Master’s Degree in Law. She went on to qualify as a Licensed Conveyancer in 2018, specialising in Residential Property. Sarah has acted in a wide variety of transactions for a wide variety of clients. She has plenty of experience in customer service and a strong client-driven focus. Outside of work, Sarah loves horse riding, long walks in the countryside and spending time with her loved one.

Gemma Calamela

Conveyancer

Gemma is part of our auction team. Gemma qualified as a licenced conveyancer in 2022 and has experience of dealing with all aspects of conveyancing in various departments of the conveyancing sector including on the residential open market, commercial and plot sales. Gemma is very client focused and will go that extra mile to ensure goals are met. Outside of work Gemma loves spending time with her family, gardening and walks in the countryside.

Lucy Thomas

Conveyancer

Lucy has been working in our Conveyancing department since March 2022. Lucy has a First Class Master’s degree in Law from Northumbria University. She is currently training to become a fully qualified Solicitor and shall qualify in 2025. Lucy specialises in auction purchases and is very client focused. She tries to make sure that all her clients have a good understanding of their transaction and the next steps. Lucy is flexible and is always willing to go the extra mile to ensure goals are met. She is always happy to assist and adapt to her client’s needs.

Lucy Howie

Conveyancing Assistant

Lucy started at Embrace in March 2022 in our Admin Team. She was recently promoted to Conveyancing Assistant, and now assists our Auction Team in delivering a first class, speedy service. In her spare time, Lucy enjoys walking her dog and socialising with friends and family.

Dhriti Unadkat

Conveyancer

Dhriti is a qualified solicitor specialising in residential conveyancing. She studied Law at De Montfort University in Leicester, where she earned a scholarship, and later completed her LPC at the same institution. With a strong background in property law, she guides her clients through the conveyancing process with expertise and a client-focused approach. Outside of work, Dhriti enjoys reading, going for walks with my dog, and spending time at the gym. Dhriti is also actively involved in a mental health charity, Cause.

Daniel Cronin

Deputy Head of Conveyancing

Dan is our Open Market Team Leader and a Licensed Conveyancer. He graduated from the University of Surrey in 2017 with a degree in Law and quickly moved into conveyancing shortly after. Dan has experience in all areas of residential conveyancing and manages the Open Market Team at Embrace Law. Outside of work, Dan enjoys keeping fit and is an avid kickboxer.

Lisa Siddons

Conveyancer

Lisa is a Consultant Conveyancer. She has been in the legal profession since leaving school in 1991, working her way up from Office Junior and Legal Secretary.  Lisa is very client focused and tries to make sure that all her clients have a good understanding of their transaction and the next steps. Lisa also has a knowledge of British Sign Language. Outside of work she enjoys spending time with her family and friends and also going for rides on her motorbike.

Euan Osborne

Conveyancer

Euan graduated from the University of Northumbria in 2017, having completed the MLaw Integrated Masters course and the Legal Practice Course. Since graduating, Euan has worked in several areas of conveyancing, from freehold sales, to leasehold purchases, to auctions. Outside of work, Euan enjoys role-playing games and long-distance runs.

Sophie Kelly

Trainee Conveyancer

Sophie graduated from Northumbria University in 2025 with a First-Class degree in Law. Sophie joined Embrace Law in 2025 as a trainee conveyancer on our open market team. In her spare time, Sophie enjoys walking her dogs and practising yoga.

Jamila Wright

Senior Administrator

Jamila works in our admin team providing support and assistance to both clients and the Embrace Law team. In her spare time, Jamila enjoys going to the cinema, art galleries, or museums and reading and writing fiction and poetry.

Beth Maddison

Admin Assistant

Beth works as an administrative assistant within Embrace Law. Beth has extensive experience in administration, and most recently worked in recruitment. In her spare time Beth enjoys reading (her favourite book is Emergency Contact by Mary H.K. Choi), cooking (anything and everything) and spending time with family and friends.

James Beaven

Administration Team Leader

James Beaven is an Administration Team Leader at Embrace Law with 15 years of experience in management, administration and customer service, helping clients to onboard with the firm easily and quickly.  When he is not at work, James can be found deep in a book regarding quantum physics or spending time with family.
